Depending upon which home insurance company you are choosing, the price you pay for your home insurance can vary by thousand of dollars. Here are some important tips that can help you to choose the best home insurance without making you confused since there are thousands of home insurance policies available in the market.

A home insurance generally refers to an insurance policy which is a combination of all the protections for yourself and your home. In fact many home insurance policies even protect you from any sort accidents that can occur in your home. This is the reason a home insurance policy is often referred to as homeowners insurance. It is considered to be the largest investment of all and this is the reason it is very essential for you to choose the best policy to protect your home. A home insurance policy can cover various conditions including coverage against theft, lightening, fire, smoke, ice, snow or even frozen pipes.

Some important tips can make your work easy in choosing the best home insurance policy. Firstly, keep in mind to visit many home insurance companies and obtain their individual quotes. The best way to save money would be to visit no less than ten insurance companies so that you can easily figure out the best deal after you compare all the quotes. This can save you hundreds of dollars ranging from $500 to $1100 on your yearly premium that you have to pay for the home insurance you choose. You can even log into a comparison website where you can find different rate quotes from various insurance companies and after comparing those quotes, you can choose the best one for your home. Many comparison websites also offer advice from insurance experts on call helping you to get your queries answered on the spot.

You can even raise the deductible so that you can easily save nearly 30% on the premium you pay for the insurance company. If you are planning to buy your home insurance and auto insurance, try to purchase both the insurance policies from the same company since consolidation helps you to save nearly 30% on your insurance. Another good tip for getting a healthy amount discounted from your premium would be to purchase and install dead-bolt locks, window locks, burglar alarms and other security lights for your home.

Before applying for the home insurance, please be sure that you are insuring only your home and not the land. Many insurance companies will try to convince you to insure both your home and land, but always remember insuring your land is totally useless. Another tip would be to apply for a senior discount if you are more than 55 years. Don’t forget to submit the proper age proof for availing the discount.

Lastly, check that you have a good credit rating since nowadays many insurance companies use credit reports to determine your risk factor. Therefore prepare a healthy credit report and check that you have all types of invalid entries removed to obtain a good home insurance policy from the company.

We all know that children can sometimes spell disaster for the contents of your home.

To this effect there are certain casualties we expect – the odd broken vase, perhaps a tear in the wallpaper, the odd fizzy drink stain on the carpet. Research has shown that damage to homes in the UK caused by children totals £122m in the last year alone.

A whopping 68% of “carpet related” damage was caused by carelessness with food, drink (the obvious contenders) and of course paint – could a childhood be complete without this item of stationary?

A report by Halifax chronicled “the curse of the crayon” which accounted for 65% of the damage caused by young children. As you can imagine removing the latest “work of art” from the wallpaper in the lounge, scrubbing off the attempt at abstract art in the hallway and trying to wash off the latest interpretation of Van Gogh’s “sunflowers” from the kitchen door (you’ve just repainted) can be a mammoth task.

Interestingly male toddlers were said to be 20% more likely to cause damage than their female counterparts.

The average claim stands at over £500 - a small fortune to some parents already stretched beyond their means. This is where home insurance comes in – usually you will be able to make a claim for accidental damage and most policies will cover the cost of a re-paint or new carpet should it be necessary.

Funnily enough thousands of homes have been damaged not by the toddlers dwelling within but by friends of the family bringing their “terrible toddlers”. Parents appear to be extremely tolerant in this area with only 2% of those surveyed indicating that they would charge the parents of the responsible child.

House insurance can be particularly valuable for families with young children and indeed children of any age. Items at high risk include; mobile phones (attractive to small children), Laptops (with the average laptop coming in at around £600 an expensive item to replace should your toddler decide to play “office”) and of course not forgetting a sometimes inconspicuous item the “common (or “lesser spotted” where paints involved) carpet” which can cost hundreds of pounds to have professionally cleaned or replaced.

The moral of the story it seems is to be careful with storage and usage of expensive items and accept that accidents can and probably will happen where children are involved.

Do you get on with your neighbours? There was once a time when we could rely on our neighbours for a little chat over the garden fence, even watching your home when you went on holiday.

Nowadays however we appear to be less trusting of our neighbours, leading many to become potentially paranoid about their homes, and also their home insurance premiums.

According to a survey carried out by a leading UK insurer, over a quarter of us don’t even know the names of our immediate neighbours, and only a third of us actually trust them.

Over 3,000 homeowners were quizzed on their relationship with their neighbours. The results revealed a list of causes of arguments between neighbours.

Noise pollution was one of the most common causes of complaint, with children and pets cited as some of the offenders. Other annoying factors highlighted by those surveyed included parking issues, littering, overgrown foliage and lack of privacy.

Even items as seemingly innocent as a wind-chime didn’t escape complaint – in fact it was voted as the most annoying outdoor object for the second year in a row.

Problem neighbours can be a worry for homeowners, with some fearing they could affect the price of their homes – any damage caused by nuisance neighbours could affect their house insurance.

However, these fears are not just the house itself, for over a quarter of us regularly sneak a peek at our neighbours’ gardens, with a further 12% worried that the state of them could affect their chances of selling their home in future.

Indeed, many insurers are finding an increased number of claims on home insurance policies due to nuisance neighbours, with many looking to the companies themselves to help solve the problem.

Out of those surveyed, 6% have sought legal action over the activity of their neighbours, however a third of people choose not to complain about problem neighbours for fear of getting into arguments.

It is thoroughly advisable for everyone who owns their own home to get home insurance to ensure that they are protected should something unfortunate happen to their property. Most people who look into getting home insurance realise that there are a number of factors that influence their policy value and the types of policy that they can actually get. However, very few of those people actually realise that one such factor is in fact an individual’s credit history. It can, in fact, seriously affect your homeowner insurance rate.

Home insurance owner bad credit actually affects the application process and ultimately the policy that you are actually offered. An underwriter at the home insurance company you choose to apply with will check on your credit score by performing a credit check. This has been a standard process for years because it helps to determine final homeowner insurance rates. Your credit score effectively determines whether you are offered a policy because it can place you in a high, medium or low risk category. This may sound complicated but, when fully explained, it is actually very simple.

An underwriter will run your credit information through a computerized program after inputting your details. The computer will then return an insurance score based on a sliding scale and will also determine your homeowner insurance rate if your application is successful. The insurance score will tell the individual underwriter how likely you are to make a claim on your home insurance. Those with a high-risk insurance score will either be offered a more expensive homeowner insurance rate or will have their application declined, whereas those with a low-risk score will have a low home insurance rate and will certainly be accepted. In other words, you pay extra if you are more likely to claim. Therefore, home insurance owner bad credit can cost your far more in terms of high premiums than good credit ever would.

Home insurance companies have to stay competitive, and that is the reasoning behind using credit scoring to determine homeowner insurance rates. By penalizing those customers that do claim, they are keeping their prices low for everyone else. As the risk determines the cost, some customers will inevitably have problems getting home insurance at all. However, there are home insurance companies that specialize in home insurance owner bad credit cases so there are still options available. For more info see http://www.homeowners-insurance-help.com/Home_Owner_Flood_Insurance on Home Owner Flood Insurance.

Some countries do not employ this method of assessment to determine homeowner insurance rates. The UK is a prime example. They go purely on address rather than owner. This method works for them, just as credit and insurance scoring works in the United States. It largely relies on the financial regulation boards of the country. However, whichever method is employed, home insurance is open to all and can give peace of mind that neglecting to take home insurance cannot.

You may have bought a house for yourself recently or you have had it for many years. If it is the latter case, and you have not got your home insurance policy in place as yet, you ought to consider yourself rather lucky. This is because you have not really faced the hassles that unseen circumstances bring upon your house. But this may not go on forever. Who can vouch for the future? Who can vouch for the climactic conditions which can be forever uncertain?

And if you have a house recently built or bought, it is essential to get home insurance as soon as you can. It is your responsibility to protect your house. Hostile nature conditions can refer to earthquake, lightning, flood etc., which pose a bad threat to your house. And this is the possibility apart from the usual wear-and-tear that a house undergoes, whereby the repair costs can be high. This can happen unless you have got all the corners of your house covered appropriately. One also cannot ignore threats from human agencies such as arson and burglary. This can lead to ‘targeted’ loss of your most precious belongings.

These things can happen if you don’t have a home insurance policy in place. This policy can take care of the losses you face. It will ensure that you do not have to spend a penny out of your pockets. So the homeowners, especially the middle class families, can rest assured that they would not be thrown up with a bagful of expenditure which could be real heart-breakers.

Furthermore, the home insurance quotes are available online as well, which helps you with further options. You can compare the quotes at your end. You can help yourself get these quotes with simple filling-up of application forms online. And you can actually go for the one which suits you best.

When talking about home insurance, it is important to remember that it comes in two forms. Firstly there is buildings cover which, as the name suggests, covers the structural integrity of your property.

Secondly comes contents insurance which covers your possessions, fixtures and fittings.

The majority of home insurance policies you come across combine the two but it is possible to buy either separately. When taking out a mortgage your provider may insist you have buildings cover in place on the property before they will release funds into your bank account.

If we take a little more detailed look at each it may help you decide the level of cover you require.

Buildings cover:

Buildings cover is designed to protect the actual structure of the building in a financial sense. As you can imagine in the event of a fire or flooding the damage can be hugely expensive to put right. General wear and tear of a property is not generally included and must be paid for by the property owner. You should check through the policy to ensure your level of cover and ensure you have no nasty surprises at a later date. Your fixtures and fittings are not covered unless they are part of the structure itself.

Contents cover:

Contents cover is designed to protect your belongings, fixtures and fittings against eventualities such as; accidental or malicious damage and loss or theft.

It is important to have this type of cover, whether you live in owned or rented accommodation - you will benefit from it.

In some circumstances accidental damage is not covered as standard and you may have to add a bolt on to the policy for a small extra cost.

There is usually an individual item limit meaning you will only ever receive up to a fixed payment regardless of whether the item exceeds this. If you have expensive items such as jewellery you should ensure you take out extra cover where necessary or look for a policy that will cover these items as standard.

You may also find that your policy covers you for some portable items such as a cd or mp3 player and again you may be able to add this as a bolt on if required.

With certain house insurance policies garden cover is included which will ensure any valuables you have such as a lawn mower, expensive patio furniture and lighting are covered. This is usually subject to terms and conditions which specify what level of security is required for a claim to be accepted. For example; an expensive patio heater may not be covered if left out over night and placement in a locked shed may be required.

Usually buying the two types of cover as a bundle will be the most cost effective solution and this is how they tend to be offered. In some circumstances depending on the level of cover you require, you may find it a cheaper solution to source both separately.

Christmas is upon us again, and for most of us it means searching round the high street for the latest and greatest gifts for our loved ones. This can often be a very expensive task especially with the little ones wanting the latest games console amongst other high priced gifts.

Then there’s hiding the presents from prying eyes until the 25th of December, another mammoth task, quite often we’ll stash gifts away in the wardrobe, the garage or even locked away in the garden shed! The trouble is that unfortunately it isn’t just Christmas for your family but the criminals too.

Opportunistic criminals know this Christmas that houses will be packed with gifts and they know all the usual hiding places to check. This is a worrying trend that happens every year especially with recent studies showing less light in the winter months and people going out for Christmas parties makes for a considerable risk at this time of year.

There is another threat to consider, with Christmas lights and decorations the risk of fires is substantially increased, it is best to make sure all decorations are kept away form open fires and that all Christmas lights or candles are put out before going to bed.

Luckily some home insurance firms have recognized this threat and have in some cases increased the cover temporarily over the holiday period, one example being Halifax who have increased their protection by 10% from December 1st to January 15th.

The main concern people have when insuring home items is whether to cover the gifts you’re buying for Christmas, even if they are for someone who doesn’t live in your house. To be safe it is best checking with your insurer that your home contents cover includes Christmas gifts. A lot of insurers increase cover over the Christmas period with no extra charge to the policy holder, although any purchases over £1,000, like this years must have High Definition Televisions, are recommended to be insured separately. It is also worthwhile checking with your insurer if they have a 24-hour helpline in case there are any emergencies.

In summary with larger food expenses and gifts to buy it’s best to make sure that your house insurance policy is suitably prepared for the Christmas period, especially your home contents cover. As long as you check with your insurer early you can relax over the Christmas period safe in the knowledge that you have one less thing to remember and stress about.

It is something you might see on the plot of Eastenders of Coronation Street, but some people actually have to live the nightmare of seeing their home wrecked during a teenage party. This is exactly what happened to the parents of Sarah Ruscoe in Devon recently.

The teenager plastered her school with “all welcome” posters, this phrase was taken literally and the party was even mentioned on Radio 1, due to this 2,000 gatecrashers turned up at the party and the house was left in ruins when the revellers left.

However your home insurance policy may not be willing to pay out if your home is damaged during a party thrown by your children. There are clauses in most home cover which can mean that if your property and possessions are damaged you are not covered.

Many insurers will not pay out for the irresponsibility of yourself or your child.

In this case the irresponsibility includes advertising the party on social networking sites like Facebook and MySpace and inviting more guests than could possibly fit into your house.

Whether or not your insurer will pay out for the damage depends on the level of care you have taken. Allowing a teenager to throw a party while you are away could result in your insurer deeming you have failed to take adequate care of your property.

If the party is thrown without you knowing and without your consent it is likely you will be covered for any damage. The fact that the party was advertised across the internet will not go in your favour though and it is likely the payout will not come to fruition due to recklessness. Effectively your child is inviting strangers into your home.

An Esure spokeswoman, Niki Bolton, said: “Friends and family will take due care in your home. People who don’t know you have no reason to be careful or treat your property as if it were their own. House party guests must be known to you - they cannot be random people off the street.”

Buildings and contents insurance policies cover malicious acts, but according to the Association of British Insurers there is often a clause in place stating that the policyholder must take reasonable care to prevent damage. Spokesman Malcolm Tarling said: “The problem is that there is no hard and fast ruling. It really would depend on the individual insurer.”

Some insurers will state that the malicious acts cover only applied to damage caused by strangers. Insurers will also often recommend taking out extra accidental damage cover, which can increase premiums by up to 50%. However, this type of cover only applies to damage caused by friends and family and not if guests appear with the intention of causing damage.

Accidental damage is an ambiguous statement but generally applies to breaking a light-shade from doing exercise indoors, not to pre-planned events like large house parties where damage is extremely likely.

The Financial Obudsman Service, an independent complaint handler has warned that people cannot count on all policies giving the same levels of cover, it is important to check the small print. Spokewoman Emma Parker said: “Without seeing individual facts, it would be hard for us to make a judgment on a claim because the wording in policies can differ widely.”
